The hard requirement

A confirmed unit โ floor, unit number, layout and view already fixed. No reservation queue, no waiting to see what gets allocated. 21st floor, well above EDSA level, with a balcony. Ayala Land community two blocks from Boni and Shaw MRT stations, direct access to Ortigas and Makati.
Documents and process
I hold the complete Contract to Sell, the official computation sheet and the Statement of Account, and will share all of it with a qualified buyer before any money changes hands. Every figure above can be checked against those documents.
Transfer of rights requires Avida Land Corp.'s written approval under Section 14 of the CTS. Arrears must be current, a developer transfer fee applies, and transfer taxes and costs are for the buyer's account. The process runs through Avida's accredited channel, not around it.
